Landlord Fees

SCALE OF CHARGES

VAT is payable at the prevailing rate (currently 20%) on all our fees. If the VAT rate changes, the price charged will change accordingly.

An amount payable under a percentage fee will go up or down depending on the agreed rent level. Fixed fees will remain the same regardless of the rent level agreed.

1) Let Only Service

50% of the 1st month’s rent + VAT. Subject to a minimum fee of £375 + VAT (£450 inclusive) payable for each letting where the Tenant is introduced through the Agent.

If the monthly rental is £950 you will pay a one off fee of £570.

 

2) Full Management Service

Initial Setting up fee – 2 weeks rent + VAT. Subject to a minimum fee of £375 + VAT (£450 inclusive) payable for each letting where the Tenant is introduced through the Agent.

 

Ongoing management fee

10% + VAT (12% inclusive) of the rent received, deducted by the Agent.

If the monthly rental is £950 you will pay a monthly fee of £114.

Initial setting up fee covers the following:

  • Valuation
  • Advertising
  • Accompanied Viewings
  • Referencing both tenants and guarantors
  • Full inventory and photographs
  • Preparation of Occupation Contracts
  • Register the bond with the TDS
  • Notify all utility companies

 

3) Fully Management Service

13% +VAT (15.6% inclusive) of the rent received, deducted by the with Rent Guarantee Agent.

If the monthly rental is £950 you will pay a monthly fee of £148.20

If an applicant who is ready willing and able to enter into a Tenancy, is introduced during the Agent’s period of instruction, or as a result of their marketing activity, where the applicant is introduced through the Agent and the Landlord withdraws before a tenancy has commenced, the minimum fee that would be payable will be £150 + vat (£180 inclusive) plus other expenses incurred, such as the gas safety check.
